Tips for home buyer – How to select a house Buyer and Seller Education Episode # 003
Hello everyone! It’s Maya Minic with Revelation Real Estate. It’s episode number three, believe it or not. We are improving. So we are talking still about home-buying process, all the steps. The last episodes we talk about how to select the right realtor, how to select the right lender, and today we are gonna talk about how to select the right house. So, let’s go to some very important things, like location. So location, location, location.
It’s crucial when you need to determine where your home will be.
So I see people go kind of further away to get more for the money, and that’s totally fine. It’s just like you have to be aware that spending time in traffic, but, as I said, some people love driving, love educating themself, or I have clients who work night shifts, so they don’t really care about traffic, and that’s fine. I just need to kinda let you know that because we can’t really move the home, unless it’s a mobile home, which there is not so many mobile homes in Arizona. I mean, there are, but we don’t talk about those kind of homes right now.
If you live on East Coast, maybe yeah, you can do that, but we live in Arizona, and we don’t have that option. So location, be sure of where you wanna live. Like even if you can better find a neighborhood, or at least some kind of a small area, it will be much easier for me to find you a home in a shorter amount of time. Another thing, it’s a layout. So I always say my clients, Don’t look on cosmetics, it’s just cosmetics. We can always change the floors, we can always paint the walls, the kitchen cabinets. If you need a referral for some great people who will do amazing job, let me know, I’ll be happy to refer you to them. But that’s something you can do all when you move in the house, but just, you have to feel the house, you have to like the layout. It could be changed, but it’s really, it’s pricey, and it takes time, so layout, it’s important.
Another thing I always tell my clients, even if you don’t have kids, look for a good school district and I’ll post some links there, and also I can send you, message me if you need a full buyer advisory for Arizona, where you have all these amazing links to check different things. And in one of my next episodes, I’ll go over the whole buyer advisory, so I think, because there is some important things there. So, size, when we’re talking about the size, it can be kind of difficult because sometimes a smaller size home look bigger somehow or opposite.
So I always suggest go to the home and check it out maybe and don’t be so strict on the square footage. Like, give a little more, be more flexible in that. What I tell people to be kind of strict on, I ask them do you want one level or two levels? And in Arizona, I always suggest one level because of the A/C bills and just energy saving. Also… If you need RV gate, those kind of things are important, so we can focus on those things.
There is no perfect house, definitely. I mean, I’ll do my best to find you the best fit, but there is no perfect home no matter what’s your budget. You have to sacrifice something for to get something. And that’s okay I always say be flexible, be open. You never know what’s gonna come and you’ll fall in love. And I’m here to be your guide.
